Looking for a nice place to raise our family (near Athens)

My husband and I, and our two kids and dog, are looking for a property within 20 minutes of Athens, GA - in any direction.
We'd like something 3 acres or larger, with or without a structure on it, however, if there is no structure on it, we'd prefer something with some clearings.
Also, looking for land that is more rolling (rather than steep) as our kids are still little, and we want it to be safe for them to explore.
